Kolmont completes unique student tower Demerkot at Kapermolenpark
On Tuesday 22 August, Kolmont completed the Demerkot project in collaboration with new owner and manager Upgrade Estate. This marks the handover of the fourth and final student tower in Kapermolen Park in Hasselt. The project consists of 87 student rooms, common areas and a roof terrace.
The construction of the fourth student tower started in February 2022. For the realisation, Kolmont partnered with Building & Partners and POLO Architects. With the handover last Tuesday, the building is ready for the start of the new academic year.
In addition to 87 student rooms, Demerkot also features nine communal kitchens, study areas, covered bicycle parking and a roof terrace. Sustainability was at the heart of the design and development process.
This project completes the final phase of the public-private development in Kapermolen Park. The building is located in a spacious student area, close to the city centre of Hasselt and various campuses. It is nestled in the green surroundings of the Kapermolen Park and there are several sports facilities.

Matthias Gios, Project Developer at Kolmont: The design of the building combines a concrete base with profiled green panels. A variety of profiles, surface textures and façade elements were chosen. The result: a sustainable building with a contemporary look and in harmony with its surroundings. Demerkot is surrounded by lush greenery. The surrounding trees and vegetation were maximally preserved to create the image of a pavilion in the park.”
With the completion of Demerkot, the construction project in Kapermolen Park has reached its end. At the same location, Kolmont previously presented its residential project Kapertoren, consisting of various apartments, the Lanterneau office project and student towers X, Y and Z.
